How Do Men, Women Make Home Buying Decisions?

West Palm Beach, Florida - While the price of a home and its square footage are important factors in judging a home, women and men also base their decision largely on how they “feel” and whether the home fits their lifestyle, according to a new survey conducted by Coldwell Banker Real Estate.

The survey of 1,000 men and women found that the sexes don’t differ too much when it comes to sizing up a home to buy.

For more than a quarter of home buyers, the home’s “feeling” has to be just right to make them want to buy. Twenty-eight percent of women and 25 percent of men put more emphasis on their feelings about a home than they do the square footage, price, or even the layout, according to the survey.

The survey also found that it doesn’t take multiple visits to a home to know if a home is right for them. Sixty-two percent of women and sixty-one percent of men knew within the first visit if a home was the right one.

Consumer confidence among Floridians fell two points in March to 74. Among the five components making up the index two increased and three decreased. Personal finances now compared to a year ago increased three points to 62, a post-recession high. Expectations of personal finances a year from now increased one point to 82. Expectations of U.S. economic conditions over the next year declined one point to 73 while expectations of U.S. economic conditions over the next five years fell six points to 75. Perceptions as to whether it is a good time to buy big ticket items fell four points to 79.

“The patter of consumer confidence from December to February was exactly the same as last year,” said Chris McCarty, the Survey Director. “In March 2011 confidence among Floridians fell four points to 72, then kept falling through August coinciding with a pullback in spending among Floridians. This month the decline was only two points, but still down. While the context this month is different than last year with the absence of the Japanese earthquake and Arab Spring, other factors are increasingly likely to lead to a similar result.”


How Florida's taxes compare to other states

Florida's state and local cellphone tax rate, fourth highest. Nebraska was the highest at 18.64 percent, and Oregon the lowest at 1.81 percent (as of July 1, 2010).

$2,155 Florida state debt per capita, ranking it No. 41. Massachusetts was highest, owing $11,310 per capita, more than 12 times higher than the $922 average in lowest ranked Tennessee (fiscal year 2009).

West Palm Beach Mortgage Rates Hit an All-Time Low

Average interest on a 30-year fixed mortgage fell to an all-time low of 4.69 percent this week. These interest rates are down from 4.75 percent a week ago, reports Freddie Mac.

Although rates have held below 5 percent since early May, some Lenders note that demand for purchase loans has fallen in six of the past seven weeks and now is at a 13-year low. Consumers have grown used to low rates, he explains, adding that they balk at buying because they are more concerned about stagnant wages and high unemployment.

Palm Beach Home Sold for $10.3 million, Owned by James Patterson

PALM BEACH, Florida — A Palm Beach home owned by the best-selling author James Patterson has recently sold for $10.3 million, according to the Palm Beach County Clerk and Comptroller.

James Patterson, who bought the five-bedroom, seven-and-a-half-bathroom home in 1999 for $5.2 million, is moving his family to another Palm Beach oceanfront mansion that he purchased for $17.4 million last year.

The Everglades Island home at 686 Island Drive was bought by Robert Greenhill of Greenwich, Connecticut.

The plantation-style colonial home has about 11,000-square-feet, a terrace surrounding a heated pool and spa, built-in barbecue and a dock with a boat lift.

It was listed for $14.95 million, and has a total market value of $11.83 million according to the property appraiser's office.

Built in 1933, the property also has 136-feet of frontage on the Palm Beach, Florida, Intracoastal Waterway.

Home, Condo Sales Rise & Loanrise.com

West Palm Beach, Florida - Sales of existing homes and condos rose in all three South Florida counties and statewide in April, according to some figures from Florida Realtors.

The median price of homes in all three counties also rise.
West Palm Beach Homes saw the biggest year-over-year jump, with 918 homes sold – up 35 percent from a year ago, when 681 homes sold. The median sales price was up 2 percent, to $239,100 from $234,400.

Condo sales in West Palm Beach rose 39 percent, to 1,024 units from 735 in April of 2009. The median sales price rose 4 percent, to $102,000 from $98,200.

CitiMortgage to let delinquent homeowners stay to 6 Months

South Florida Radio stations have reported that CitiMortgage will let troubled homeowners stay in their properties for up to six months without making mortgage payments if they agree to transfer ownership to the bank. This form is called a Deed in Lieu of Foreclosure.

This program is available in Florida, Texas, Illinois, Michigan, and possibly some other States. If the plan proves successful, CitiMortgage will may expand it and other Banks may follow their path.

Some people think this will cut down on the number of homeowners who trash the Home.

Palm Beach Mall closing forever

West Palm Beach - The Palm Beach Mall will be closing down after Sunday. Many people have memories when this was the premier Shopping Mall in Palm Beach County. However those days are long gone.

Two stores that have longterm leases, JC Penney and George's Music and a Firestone Complete Auto Care on an outparcel portion of the Mall, will remain open for now. However the sad news is the mall will close.
ORIX, is the mortgage servicer for the mall, will take over from the Simon Property Group.
The future of this West Palm Beach Commercial Property is unclear, however there have been talks of a completer tear-down. At that point it would be possible for big box stores and offices.
